That’s what the managers of a six-storey commercial office building in downtown Niagara Falls, Ontario knew, when they decided in 2016 to make the investment in a mechanical system upgrade in conjunction with the deployment of PlantPRO.

As one of the flagship corporate bases of ANZ, 100 Queen Street comprises 37 floors and was constructed in 1993 to complement the restoration of the heritage-listed former Melbourne Stock Exchange and ES&A Bank buildings.

PlantPRO has been installed on the two main chiller systems in service at the Westfield Hornsby shopping centre. This report was commissioned following discussions between Westfield, OEH, JCM and Airmaster that concluded that the original M&V study should be revised and hopefully improved with the inclusion of humidity data. The study is designed to predict the relative performance of the PlantPRO logic compared to the older chiller control regime on the McQuay Chiller System at Westfield Hornsby.

PlantPRO® was installed at this site to both optimise the operation of the central plant and to provide advanced measurement and reporting capabilities to the facility. Control strategies included active lift optimisation through a combination of chilled water and condenser water reset and further enhanced with variable speed primary pumping control. In addition to this, optimised chiller sequencing was employed to ensure the best-fit chiller was always sequenced for the given building load.

According to ongoing energy analysis being conducted by Bueno Systems, a 13 per cent reduction was experienced in January 2014 compared to the same period in 2013. This represents a monthly electrical energy saving of 93,255kWhe. These energy savings have also been delivered in the face of increased cooling load, with higher resort occupancy levels and above-average temperatures experienced on the Gold Coast with a higher number of cooling degree days.

Results of an analysis showed the chiller to be performing within allowable limits. PlantPRO® did highlight some operational issues with the chiller including a refrigerant control valve fault and an issue with the chillers set point calibration. These issues were quickly rectified by the manufacturer under warranty leaving both the consultants and Property Managers confident in the new chillers overall performance.

Proactive cost avoidance made operating efficiently. 300 hours per month @ an average of 130 kW equates to a running cost of approximately $2,700 per month. Had this problem gone unchecked, costs could have conservatively added another $5,000/m to operational costs.
