EffTrack identified Chiller hunting which was investigated on-line and in conjunction with site facilities engineers. Chilled water control was very erratic for the system with Chillers frequently starting and stopping. EffTrack allowed us to identify that when the Chiller cycled off its cooling water flow dropped by 50% (not off completely as designed). It transpired that cooling tower system controls had been recently modified by the BMS contractor and this had resulted in incorrect sequencing of valves & pumps. Our remote diagnosis allowed client to clearly instruct BMS contractor on defects and he reprogrammed tower control software accordingly.
